Phase I Environmental Site Assessment (Phase I ESA)
Phase I Environmental Site Assessments (Phase I ESAs) are performed in accordance with the American Society for Testing and Materials (ASTM) Standard Practice E1527-21 and E2247-16 for forestland and rural properties.


Why do I need a Phase I ESA?
Lending institutions may require a Phase I ESA to ensure a property is free and clear of any environmental liability thereby protecting their investment. A Phase I ESA not only protects lenders from liability but also buyers.
What is included in a Phase I ESA?

Applicable Laws
A Phase I ESA will satisfy all appropriate inquiries (AAI) under the Federal Superfund Law or Comprehensive Environmental Cleanup and Liability Act (CERCLA).
